The Jardin des Rocailles is a 145 m² villa with swimming pool, located 10 minutes from Avignon intra muros, on the heights of the picturesque town of Villeneuve-lès-Avignon. Come and recharge your batteries in peace and quiet with family or friends in the 500 m² garden beautifully planted with trees and flowers or in the veranda decorated in a tropical garden, breakfast on the large south-facing terrace. The interior is warm, modern, well-equipped and comfortable, with a neat decoration. The house is located in a peaceful area set back from the quiet road, in a green setting. It is fully air-conditioned, with Wi-Fi via fiber. In summer, you will enjoy the shade of the majestic lime tree overlooking the above-ground salt pool located in the courtyard (NEW MODEL IN 2026: round pool with a diameter of 4.57 m and water height of 1.10 m - 2 TIMES LARGER and 20 cm DEEPER than the one in the photos). You can enjoy your meals on the sunny terrace overlooking the garden. The entrance opens onto the vast living room of 55 m2: on the right the modern and fully equipped kitchen, on the left the bright and warm living room, then the cosy living room illuminated by the last rays of sunshine of the day. You will have 4 comfortable bedrooms with storage, 2 bathrooms with shower, 2 toilets (one of which is in a bathroom). One of the bedrooms is equipped with a desk with Ethernet socket, children's games, a PS4 console and a 2nd TV, and can be used for teleworking. The adjoining veranda houses a relaxation area with garden furniture that you can enjoy in all seasons and in all weathers. Take time to grill in the gas barbecue area, located under a pergola dressed with a climbing rose bush and a vine. For your vehicles, 4 private parking spaces are available in front of the house, at the end of the cul-de-sac.

An atypical personality, I am a jack of all trades; I love tinkering, gardening, traveling, discovering new things and new people, embarking on personal challenges. I put all my heart into the renovation of this villa that I intend for my retirement. I decorated and furnished it according to my tastes, and I tried to create a warm and lively cocoon, with all the comforts necessary for everyday life. I renovated and fitted out this house so that it is energy efficient: solar panels, water collectors, heat pumps, sunshine management, economical watering, plants that do not require much water, and very good insulation. It is a very pleasant accommodation where you feel good!

That's also what holidays are all about. • Day 5 - Getaway in the Luberon: 45 minutes away, explore the most beautiful villages in France: Gordes, the Abbey of Sénanque and the ochre trails of Roussillon. • Day 6 - Wine & History: Head north (15-20 min) for a tasting in Châteauneuf-du-Pape and visit the Théâtre Antique d'Orange. • Day 7 - Nîmes la Romaine: 35 minutes away, discover the best-preserved Arena in the world and the Jardins de la Fontaine before a last dinner on your shaded terrace.
