Mount Ephraim has been home to my family since 1695. The original house was rebuilt in 1878 by my great-great-great-grandfather, Sir Edwyn Dawes, a wealthy shipping entrepreneur. Today, we welcome guests to enjoy the estate all year round through the Guest Rooms and self-catering Wing in the house, our glamping pods, and the gardens which are open to the public six months of the year. The main house is also available to hire for weddings and private events, with all accommodation included. The house is owned by my father, Sandys, and brother, Will, and it is a privilege for me to help run the home and gardens. We are a small, dedicated team, with just two gardeners and seasonal tea room staff, so while we don’t have on-site staff during your stay or a restaurant, we are always available if needed and provide plenty of local dining recommendations. Just an hour from London and a short drive from Faversham, Whitstable, and Canterbury, our estate is the perfect base for exploring Kent’s scenic villages, coastline, and historic landmarks. The West Wing of the Victorian mansion, once the staff quarters of the house, has been lovingly transformed into five individually styled double ensuite guest rooms. Each room carries a piece of the estate’s history, with names honouring the original family and staff: Sir Edwyn, after the family member who built the house in 1878, alongside Butler, Maid, Cook, and Gamekeeper. Every room features modern comforts including a flatscreen TV, free WiFi, and tea and coffee making facilities, all while offering beautiful views over the Edwardian gardens and orchards. Guests enjoy free parking on-site and year-round access to these room-only stays, with curated local recommendations for dining to enhance your Kent experience. The guest rooms are available on Fridays and Saturdays only with a minimum two-night stay and feature easy contactless self check-in/out. Rooms can be booked individually for a peaceful getaway or all together for family gatherings or group stays. From April to September, the estate’s gardens and charming Tea Room are open to the public five days a week, 11am–4pm, and as a guest, you are welcome to enjoy the gardens at any time during your stay. Mount Ephraim is set in the picturesque village of Hernhill, with two charming pubs within walking distance. Whilst there is no shop in the village, the towns of Faversham, Whitstable, and Canterbury are just a short drive away, offering a wide selection of independent shops, restaurants, supermarkets, and train stations. Regular buses connect Hernhill with Faversham and Whitstable, and Canterbury buses stop nearby in Boughton-under-Blean. The rural location is perfect for walking and cycling.
