1. All guests must submit a valid government-issued ID during our check-in process to verify their identity. We require copy of passport and a utility bill dated within the last 3 months. An online check-in form will be sent which will need to be completed all guests staying at the property.
2. This property has age restrictions policy for bookings. Minimum age required to book is 25. We reserve the right to decline booking requests.
3. Please read our cancellation policy under the cancellation section.
4. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable to pay a minimum fine of £250 and cost of associated damages and any other expenses.
5. No additional guests are allowed to stay in the apartment without prior advance notice and providing photo ID. If found £50 Per Person Per Night will need to be paid by the guest.
6. Strictly no parties or gatherings allowed. Smoking, parties, and excessive noise are not allowed (quiet time is between 9PM and 8AM), including on balconies, gardens and in shared spaces. These violations are subject to immediate eviction, no refund and £250 fine, plus associated cost to clean, deodorize, and repair any damage that may be caused.
7. Please note scented candles in the property are for decoration purposes only. Should guests use the scented candles, there will be a charge of £20 for each candle used. We do not like to Apply charges so please ensure all guests are aware there charges will apply for use of any scented candles.
8. We operate a no shoes policy in carpeted areas of the property. Should shoes be worn on carpets which leads to carpets getting stained, professional cleaning cost will be charged to the guest. If stains cannot be removed, cost of replacements will be charged to the guest. Please ensure all guests are aware of this strict policy. Note, the carpets in this property have been newly replaced.
9. No smoking or drugs permitted; penalty minimum £150
10. Guests who stay beyond their designated checkout time without approval and/or delay our housekeeping staff will be charged the minimum fine of £250 plus any night/nights affected, plus cleaner reschedule and or cancellation charge.
11. It is a quiet & safe neighbourhood, No noise between 9pm - 8am.
12. Guests are not permitted to rearrange furniture, should there by a requirement to rearrange furniture, this has to be arranged through Perfectly Nested (Host Company).
13. Guest are responsible for disposing of the rubbish at the end of their stay into black bags and to leave them in the rubbish disposal bins at the front decking area of the property. If the rubbish is left behind from your stay you will incur a fine ranging £50 - £200 depending on the amount of rubbish left behind. Epping Council like all other local authorities have in place a strict policy for disposing of rubbish categorised into general rubbish, recycled rubbish and food waste. You are strictly required to separate your waste into recycled waste, general waste and food waste. Please use bin bags for packaging all different waste and dispose waste using correct coloured bins for disposal. If recyclable waste are contaminated with general/food waste, the bins will not be collected by the council. This will mean we will be require to hire private contractors to separate the waste from the bins and removal of the same. If this was to occur, you will be responsible for the cost of hiring private contractors. Please
therefore carefully dispose of the waste as per the guidance provided by Epping Council.
You can check by visiting Southwark Council website (Search - Epping council bin collection), for guidance and timing of waste collections. It will ask you to input property post code, door no first line of address (Type - IG75PX & Flat 2, 160 Manor Road). Bins are collected every Friday on an alternate basis where one week general waste is collected and following week recycled waste is collected. Please also separate your food waste separately and dispose of this as per guidance from Epping council. We can provide a link to Bin collection page upon request, following your booking.
14. Please keep property tidy and clean up any kitchenware that is used during your stay before check out
15. If booked for 1 guest, only 1 bedroom will be prepared and available for use
16. Housekeeping service during the stay is possible for extra fee of £150
17. For bookings longer than 14 days there is an additional 50% of the cleaning fee. You can schedule a mid-stay clean (this cost is the same as the standard cleaning fee). This also applies to alterations or extensions.
18. Mid-stay cleans include fresh linen, towel change, and replenishment of complementary consumables such as toiletries, etc. If you require additional cleaning, please let us know. Standard cleaning fee charges will apply.
19. All additional services i.e. mid-stay clean, early check-in, etc must be paid at the time of booking or prior to the check-in date. All payments must be processed by a credit or debit card for secure and easy transactions. We can take card payments over the phone or send payment links by our guest messaging service and online travel agents messaging service.
20. We will need to take a damage deposit of £500 on a credit or debit card or payment link. Subject to there being no damage this will be returned within 7 days of your check out date.

I henhold til myndighedernes retningslinjer for at minimere smittespredningen af coronavirus (COVID-19) kan dette overnatningssted i den periode som retningslinjerne gælder for, kun tage imod bookinger fra tilladte rejsende/personer der varetager kritiske funktioner. Der skal vises dokumentation for dette ved ankomst. Hvis dokumentationen ikke fremvises, vil din booking blive afbestilt ved ankomst.
