Please note that the villa is NOT a beachfront property. We are approx. 1.5km from the beach in a quiet residential area off Bun Kanchana Road, Soi 5. The villa has ample parking if you arrive by car or our manager can help you download taxi apps such as Bolt or Grab. Although we love the walk into the local village, Thailand is hot and humid and the 10 minute walk does not suit everyone. We are just 10 minutes walk away from the main road where a 10 Bhat 'Bhat bus' can stop on demand and take you to walking street, Pattaya. There are local motorbike taxis on the main road in the village or some guests choose to rent a car / taxi to get around. Our local agent will share her number with you during check-in and she can help with transport and language support. You will be just 20 min. walk from Jomtien Beach in a generously equipped villa with large private swimming pool, lush gardens, covered sala, patio and carport for two cars. The villa can sleep up to 8 adults and consists of 4 en-suite, king size bedrooms, 5 bathrooms, living room and fully equipped European kitchen. We have recently renovated all the ensuite bathrooms in the main house with modern rain showers. The kitchen has everything including electric oven, 4 ring gas hob, dishwasher, blender... together with cupboards stocked with basic condiments, herbs, spices and cooking oils. We request that seafood is cooked outside in the covered patio / sala area using the outdoor gas stove maybe together with the bbq, to keep the smell of seafood away from our living area. We provide bbq fuel and tools. The garage area facing the carport has a modern washing machine and drier. We provide a drying rack and behind the house are clothes lines and a towel rail

We have lived and worked in Bangkok, Thailand for several years in an international school. We cannot always respond to guest requests immediately but need to wait until a break between lessons. We are happy, easy going, fun loving and tolerant. The most important aspect of being a host is enabling people to have a fabulous holiday in our lovely home in Jomtien Beach. Our villa is also our holiday home for the occasional weekend getaway from Bangkok. This means that we are happy to share our lifestyle with you which includes a fully fitted European kitchen with gas hob, convection oven, dishwasher and pretty much every appliance, crockery and cutlery you might need. We have also recently renovated the outdoor area around our sala / patio which now includes a newly built covered area for an outdoor kitchen with fitted gas hob, BBQ and (not yet tested) wood burning pizza oven. Our next task is to figure out how to source wood in Thailand to test it. We do provide BBQ fuel and tools if you wish to experiment. We have recently renovated all the ensuite bathrooms in the main house with modern rain showers. Electricity is expensive and we consider the environment. We reserve the right to charge an extra fee for electricity if you use a higher rate of more than 70 units per day. Any excess will be charged at 7 THB per unit. 70 units is plenty for daily use. If you keep doors and windows closed and switch off the air conditioners when you leave the house then you are unlikely to use more than this. Our preference is to not charge for fair use of electricity so if the weather is particularly hot we normally waive this fee. Thailand is a tropical country which means the possibility of year round warm weather and sunshine but also mosquitoes and other bugs especially at dusk, particularly in the rainy season. We provide screens on all windows but the mosquitoes are impossible to totally eradicate.

The house is in a quiet location and the lush garden and pool area are totally private. It is perfect as a romantic hideaway. Just 5 minutes walk, along a well lit road, surrounded by sugar canes, takes you to the local village with plenty of shops, bars and restaurants. Here you can walk along a touristy road down to the popular Jomtien Beach past a lively night market. You can then hop on and off the local "Bhat Bus" taking you into Pattaya Walking Street and Central Festival Shopping Mall for just 10 THB per person.
